Many foreigners are used to identifying homes by a specific feature set relevant to their lifestyle. In Israel things are a bit different. Below is a list of features that may be worth keeping your eye on when looking for an apartment in Israel. Know your priorities because it comes with tradeoffs.
View
Israel is a beautiful country and people come here to enjoy not only the inside of their apartment but the outside as well. Whether you are looking at an apartment in Yerushalayim with its marvelous city views, or in Beit Shemesh with its gorgeous rolling hills, views will often play a large role in deciding which apartment is right for you.
Garden
With most people coming from private homes, living in an apartment building can often be quite an adjustment. With little room to spread your wings beyond your apartment walls, a nice garden area can go a long way to giving you the peace of mind and fresh air you need!
Porches
Succos is one of the most popular times of year for people to enjoy Israel. That requires a Succah. Having a Succah is almost mandatory. Having a nice size Succah porch is fantastic. Religious neighborhoods always build buildings that allow some sort of Succah for each apartment. The question is how big. Often a Succah porch will be partially covered so while it allows the whole family to sit in the succah, only a few men can sit in the “kosher” part. Keep this in mind when an apartment advertises itself as having a Succah porch. Always ask for the size of the uncovered part.
Storeroom
Every square inch of space is utilized to the max in Israel. A storeroom or “Machsan” is essential if you don’t want to turn your apartment into a “garage.” Often people will convert their storeroom into another necessary bedroom, and be left without one. When buying from a builder find out if it comes with a machsan or if you must purchase it separately.
Parking
While ten years ago a car was a luxury for most families, it is now quite standard. Considering the size of buildings, street parking can be difficult in many neighborhoods. New buildings generally provide parking for residence but it is always important to find out if that is the case. Even if so, you should check if you have your own reserved parking spot or a general lot is provided for the building and their guests. Ask how many spots per apartment there are.
Floor
While religious buildings traditionally did not have many floors, due to housing pressure and advances in Kashrus of Shabbos elevators, more religious people are agreeable to buying in taller buildings. High floors often come with the best views but there are tradeoffs. Know what you are looking for!
